We charge by the hour with the full total given before we start. A studio or one-bedroom in an Edgewater walk-up or mid-rise typically runs $400–$900. A two-bedroom in a Sheridan Road high-rise with elevator scheduling runs $1,000–$1,400. Larger units or moves with building coordination requirements run $1,400–$1,900. We charge hourly with the total quoted upfront — no end-of-day upcharges, fuel surcharges, or surprise fees.

Significantly different. The Sheridan Road buildings — Sheridan Tower, Shore Manor, The Bryn, Winthrop Commons — are managed buildings with formal move-in procedures: COI required, freight elevator reservation, and sometimes a building-specific move window. Sheridan Road itself has no curb parking on the lakefront side, so the truck has to work from a side street with a CDOT permit or from a loading dock, adding carry distance. The courtyard buildings and three-flats west of Broadway are a different job entirely — standard street permit, narrower hallways in the older buildings, but no building management paperwork. When you call us, give us your specific building so we can confirm exactly what's needed before we book you.

The 1920s-era buildings in and around Bryn Mawr — the courtyard apartments with original lobbies, tile work, and built-in features — have a few specific quirks. Their elevators, where they exist, are often smaller and slower than modern buildings. Hallways and doorways were built to 1920s standards, which means some furniture needs more careful maneuvering than a modern building would. Original hardwood floors and decorative lobbies also need floor runners and door padding to protect them on move-out. We bring that equipment as standard — not an add-on.

For Sheridan Road high-rises, give yourself 2–3 weeks minimum — the COI and freight elevator reservation process at some buildings needs 7–10 business days. For walk-ups west of Broadway, 2 weeks is usually enough for weekday moves year-round, and 3 weeks for peak-season weekends.
