We charge by the hour with the full total given before we start. A studio or one-bedroom in a West Loop loft or high-rise typically runs $400–$900. A two-bedroom runs $1,000–$1,400. Larger units or moves in loft buildings where the freight elevator slows the pace typically run $1,400–$1,900. We factor the building type — loft vs. high-rise — into the estimate, not as a surprise on the clock. We charge hourly with the total quoted upfront — no end-of-day upcharges, fuel surcharges, or surprise fees.

It's a meaningful difference in how the day runs. The converted timber and warehouse loft buildings — Park 1500 Lofts, 1000 West Lofts, buildings along Adams and Randolph — were built as factories and cold storage, not residential towers. Their freight elevators are original to the building in many cases: smaller cars, slower motors, and weight limits that affect how many items can go on each trip. A crew that loads up a dolly the way they would in a modern high-rise can trip the weight limit and halt the elevator mid-move. The newer Fulton Market buildings run like any modern high-rise — standard freight elevator, COI requirement, scheduled window — but the management teams tend to be stricter about timing because the buildings are newer and busier. We ask for your building name when you call so we know exactly which situation we're walking into.

Randolph Street and Fulton Market are two of the busiest commercial corridors in the city — restaurant deliveries run all morning, pedestrian traffic is heavy, and a 26-foot moving truck sitting on Randolph without a reserved spot is going to get ticketed or worse. We pull CDOT no-parking permits for your address before move day so the spot is held when the crew arrives. For loft buildings with alley access, we coordinate that in advance too. If your move is near the United Center on a Bulls or Blackhawks game day, we flag it when you book — the western end of the neighborhood locks up on event nights the same way Wrigleyville does for Cubs games.

Yes — this is standard for us on every West Loop move. We carry $2M in general liability and generate COIs with whatever additional insured language your building management requires. Give us your building manager's contact at booking and we handle the paperwork directly. Most West Loop buildings want the COI 5–7 business days before your move, so don't wait until the week of.
